Is Your Roof Putting Your Home Insurance at Risk?

I’ve been hearing from more clients lately that their homeowners insurance premiums are rising, or worse, they’re being denied their current coverage.  The reason? The age of their roof, particularly if it's a composition shingle roof over 15 years old.

Insurance companies are increasingly refusing to provide new policies—or even renew existing ones—for homes with older roofs. Many are switching homeowners from "replacement cost value" (RCV) to "actual cash value" (ACV), meaning they’ll only cover the depreciated value of your roof if you make a claim. This can leave you with a hefty bill if something goes wrong.  Insurers sometimes won't even write a policy if your roof is nearing 20 years old without significant repairs or replacement.

What Does this Mean for You?

If your roof is 15+ years old, now is the time to review your insurance policy. The good news? You don’t have to navigate this alone. I’m happy to connect you with reputable insurance providers and roofing companies to ensure your home is properly covered. A new roof may feel like a big investment, but it can save you from potential headaches down the road, including skyrocketing premiums.

A New Roof Can be a Great Investment

If you’re thinking of selling, a newer roof or one that has been recently inspected and certified can be a huge selling point. Buyers appreciate the peace of mind that comes with knowing they won’t face expensive roof-related repairs or insurance issues anytime soon. A new roof adds value to your home and can make your listing stand out in a competitive market.

In a 2022 survey by the National Association of REALTORS® (NAR), agents and brokers confirmed that a new roof tops the list of exterior features buyers find most attractive, and I see that with buyers often. That survey also indicated that installing a new roof offers a full 100% return on investment, though I disagree that is always the case.

Please don’t hesitate to reach out if you need recommendations for insurance or roofing professionals. I’m here to help you protect your home and avoid any unpleasant surprises.

Raised on a dairy farm, but grew up playing golf at the country club. That one sentence explains why I can stage a luxury home in a way that appeals to buyers AND understand the value of hard work and straightforward communication. I bridge worlds - and in Bowling Green, that matters. I didn't stumble into real estate. I sold lemonade at my broker father's auctions as a kid, clerked rural property and cattle auctions as a young adult, spent decades as an appraiser here in Bowling Green, and transitioned to full-time sales because I genuinely love helping people make confident decisions about their biggest investment.
